# Arad Apartment Design — Working Context ## Project goal Design and furnish a new, currently empty three-room apartment in Arad. The model is for layout exploration, atmosphere, purchasing decisions, and later discussions with custom-furniture makers. AI renders are concept visuals, not construction drawings or authoritative measurements. ## Recommended workflow - Use an interior-design application for the editable 2D/3D model. - Keep Codex as the project workspace for plans, screenshots, measurements, comparisons, specifications, and design reviews. - Coohom contains the initial furniture concept but feels bloated; Homestyler is being evaluated before buying a premium plan. - AIHom remains another potential AI-first option. - Ignore D5 for now; it is a rendering engine rather than the primary planning tool. - Verify all critical dimensions in the real apartment before ordering custom furniture. ## Source-of-truth hierarchy 1. The architectural floor plan controls geometry, dimensions, walls, doors, windows, room boundaries, and fixed installations. 2. Real apartment photographs control existing permanent finishes and real-world conditions. 3. Coohom screenshots are references for room functions, furniture placement, and design ideas only. 4. AI-generated images are mood references only. Preserve it; do not copy the large grey tiles shown in one Coohom version. - Warm beige horizontal stone backsplash already installed in the kitchen. - Existing kitchen plumbing and boiler/services must stay accessible. - Bathroom locations and plumbing should not move unless explicitly reconsidered later. ## Preferred design direction Primary direction: **warm modern organic**, with restrained Japandi influence. Desired character: - Contemporary, masculine, cosy, uncluttered. - High-end in appearance but realistically attainable. - Warm and textural, not an all-beige showroom. - Avoid cold grey schemes, glossy white finishes, ornate classical details, and excessive luxury styling. Suggested palette: - Warm off-white: `#E9E3D8` - Oatmeal/light mushroom: `#C8B9A5` - Medium walnut: `#765441` - Muted olive: `#66705A` - Soft black: `#282723` - Restrained cognac/rust: `#A45F3F` - Lighting: 2700–3000 K Use walnut to bridge the cool floor and warm backsplash. Prefer oatmeal/mushroom upholstery, warm flax curtains, textured cream/taupe/olive rugs, muted olive accents, and soft-black lighting or handles. Avoid pale grey oak. Alternative directions worth testing later: - Moody olive and walnut. - Soft Japandi with bone white, mushroom, lightly smoked oak, sage, and flax. - Warm modern with muted petrol blue-green rather than pure navy. ## Current layout concept ### Living room - Large L-shaped sectional in the main seating area. - Sofa faces the internal TV wall shared with the bathroom area. - Large rug, wall-mounted TV, and long low walnut media console. - Keep the route between entrance, kitchen, bedrooms, and loggia open. - The earlier Coohom dusty-rose sofa is a layout reference; an oatmeal or light-mushroom sofa better matches the preferred palette. ### Kitchen and dining - Follow the real connections and preserve the existing beige backsplash. - Current direction is an L-shaped fitted kitchen; do not force the inaccurate U-shaped Coohom interpretation if it conflicts with the real shell. - Tall storage and integrated refrigerator. - Conceal the boiler/services only inside ventilated, accessible cabinetry. - Compact rectangular table or peninsula-style dining surface with seating for four. - Protect appliance-opening clearance and main circulation. ### Main bedroom — Bedroom 2 - 160 × 200 cm bed centred on a suitable solid wall. - Upholstered headboard, two compact bedside tables, and a large partly-under-bed rug. - Full-height wardrobe wall. - Calm, minimal arrangement with usable clearances. ### Office/guest room — Bedroom 1 - Room size is approximately 2.95 × 4.20 m (12.30 m²). - Current desk direction: 180 × 90 cm, preferably an electrically adjustable standing desk, placed in the glazed corner as shown in the Homestyler studies. Final depth may be reconsidered at 80–85 cm if the sofa-bed clearance needs it. - The workstation is expected to use two monitors, including one portrait monitor. Monitor arms and cable slack must support the full standing-desk travel. - PC location remains open. The current case is a Lian Li O11 Air Mini. Desktop placement consumes valuable work surface; floor, mobile pedestal, or under-desk mounting must preserve airflow, glass-panel visibility, easy rear-I/O access, and standing-desk movement. - A sofa bed for two people is being considered on the wall opposite the desk. The 244 × 98 cm placeholder fits while closed but is not an approved product or size. The fully opened footprint must be tested against the 90 cm-deep desk before purchase. - Current sim-racing equipment is a Next Level Racing Wheel Stand 2.0 with Logitech G Pro Wheel and Pedals, potentially adding a shifter or handbrake. It uses the office chair and VR rather than a dedicated seat or triple-monitor rig. - The wheel stand should remain assembled and ready to use; repeated folding is considered a barrier to using the hobby. It should still remain easy to remove and sell if actual use stays low. - A new 3D printer is deliberately deferred. Printing will initially be outsourced to a friend; reserve approximately 65–70 cm square, power, and a possible ventilation route so a future printer can be added only if demand proves real. - Closed wall storage may be placed above the sofa, subject to safe fixing, head clearance, and the sofa-bed opening path. - A quiet ceiling fan is desirable because the living-room AC does not effectively reach this room. The fan improves comfort but does not remove the heat from a roughly 500 W PC and other equipment; a real air-transfer or dedicated cooling solution may still be needed. - Preserve an open centre when the sofa bed is closed and enough room to deploy both the bed and sim-racing stand without permanent reassembly. ### Bathrooms - Preserve current footprints, door positions, and plumbing. - One bathroom has a shower and the other a bathtub in the reference plan/model. ### Loggia - Keep lightly furnished: compact outdoor table, two chairs, and a few planters. - Do not obstruct the glazing or door. ## L-shaped entrance vestibule The 6.90 m² vestibule must provide shoe storage, seating, coats, bags, keys, recycling, and good circulation without becoming cluttered. Preferred solution: - One coordinated storage composition on the longest uninterrupted wall in the wider section of the L. - Approximate composition width: 200–240 cm. - Shallow shoe storage: ideally 30–35 cm with tilt-out compartments; up to 35–40 cm only if circulation permits. - Integrated bench: approximately 80–100 cm wide. - Key/wallet niche around 90–110 cm high. - Four or five hooks around 160–170 cm high. - Closed upper seasonal storage. - Full-height mirror on the opposite wall or cabinet end panel. - Warm concealed lighting beneath upper storage or inside the niche. - Recycling should use two or three removable containers inside a closed, ventilated pull-out cabinet, preferably at the end closest to the kitchen. Rules: - Maintain approximately 90 cm clear walking width. - Do not obstruct the entry door, bathroom access, or kitchen access. - Keep the inside corner of the L open for turning. - Do not put deep cabinetry on both sides. - Avoid freestanding coat racks, exposed shoe storage, and a visible standalone recycling bin. - Keep the 2.15 m² connecting hall mostly empty apart from lighting and perhaps shallow artwork. ## Practical clearance targets | Situation | Target | | --- | ---: | | Main walking route | 80–90 cm; aim for 90 cm | | Minimum secondary passage | 60 cm | | Bed sides | 60–70 cm | | Kitchen aisle | 90–120 cm | | In front of hinged wardrobe | about 90 cm | | In front of sliding wardrobe | about 70 cm | | Sofa to coffee table | 40–50 cm | | Dining-chair clearance | 80–90 cm | ## Homestyler lessons and workflow Do not use Spark's generic **project template** workflow to create the architecture. It generated an unrelated footprint even after receiving the plan and area. Correct restart route: 1. Open the main **Homestyler Design** editor. 2. Create an empty project. 3. Choose **Build → Import Floor Plan**. 4. Upload the architectural PNG. 5. Prefer **Draw Manually** for accuracy. **Auto Generate (Beta)** may be tried but must be checked and corrected. 6. Set scale using a clear internal dimension such as Bedroom 2's 3.95 m width or Bedroom 1's 4.20 m length. 7. Verify the empty shell before furnishing: two upper bedrooms, two stacked right-side bathrooms, open living/kitchen zone, L-shaped vestibule, connecting hall, and lower-left loggia. 8. Only after the shell is correct should Spark furnish the existing model. Short furnishing instruction: > Furnish the existing imported apartment layout. Do not generate, replace, move or delete any walls, doors, windows, bathrooms or room boundaries. Treat the current model as locked architecture. Use the attached Coohom images only as references for furniture placement, colours and materials. ## Homestyler reference uploads Spark allowed only three images. Recommended upload order: 1. Architectural 2D floor plan — authoritative. 2. Full furnished overview showing kitchen, living room, and bedrooms. 3. Opposite overview showing the entrance and hallway. When using them, state: > Image 1 is the authoritative architectural floor plan. Images 2 and 3 show the same Coohom model from opposite directions and are furniture-layout references only. When they conflict, always follow Image 1 for walls, dimensions, doors, windows and room boundaries. Do not spend a limited upload slot on the empty hallway screenshot; its requirements are better expressed in text. ## Project files - All shared images are archived in `reference-images/`. - The final three Homestyler upload images are also in `C:\Users\octan\Downloads\Arad Apartment - Homestyler References\`. - Floor plan: `reference-images/01-Arad-Apartment-B4-Floor-Plan.png`. - Full overview toward kitchen/living/bedrooms: `reference-images/08-Coohom-Full-Overview-Kitchen-Living-Bedrooms.png`. - Opposite overview toward entrance/hallway: `reference-images/09-Coohom-Full-Overview-Entrance-Hallway.png`. ## Information still needed before final design - Technical PDF and ideally DWG/DXF from the developer. - Verified room and wall measurements. - Ceiling height. - Window dimensions and sill heights. - Door widths and opening directions. - Plumbing, electrical, internet/TV, radiator, HVAC/AC, and boiler locations. - Structural walls, pillars, shafts, and any building restrictions. - Individual wall lengths in the entrance vestibule before designing custom storage. ## Recommended design order 1. Verify the complete empty shell. 2. Kitchen and fixed services. 3. Main-bedroom wardrobe and storage. 4. Living/dining layout. 5. Entrance storage. 6. Office/guest room refinements. 7. Bathrooms, if changes are still possible. 8. Loggia.
